Real Estate Investors Consider Going “Green”

Want a green house? Prepare to be confused

It’s simple economics. If your customers are demanding a particular product or service you give it to them. Today, what once was considered to be in the “tree hugging” minority is now being recognized in the mainstream as something that is not only good for the planet but also very, very economical. Just imagine the cost savings on an energy efficient house that uses half the energy to heat and cool.

What about an investment that doesn’t require expensive recurring energy costs and is completely energy independent?

If you’re a long term investor the savings would amount to tens of thousands of dollars and you could even have your tenants pay the investment costs! For instance, if you went the conventional route and purchased solar panels once they’re paid for its all profit: FOREVER! You would be acting not only as the landlord (see: smart real estate investor) but also the electric and gas company. When was the last time you heard of one of those companies going out of business?

There are some interesting solar energy companies out there doing some really economically innovative stuff. Take a look at the CitizenrÄ“ REnU program which is claiming to pay for, install, own and operate solar equipment placed on the customer’s property. They do everything. The customer signs a transferable contract in which they agree to pay the rate they’re paying to their utility company now for the duration of the contract to CitizenrÄ“. The rate never increases and they take care of all the equipment as they own it. It’s like leasing any type of equipment except they guarantee the rate will stay the same for 25 years.

It’ll be interesting to see which economic models ultimately play out in the market but it’s clear, alternative energy and being “green” are not only mainstream they’re also really smart business!
